Why Should You Hire An Agent When Buying A Home?

Buying a home is a large financial pursuit, while at the same time it can be a very emotional undertaking. It is arguably the biggest financial decision of many peoples’ lives and although you may feel that you know the Real Estate market in the area you are looking to buy, without representation you may be doing yourself a huge disservice. Here is why:


  1. A Davis Real Estate Group agent acts as the intermediary between yourself and the seller of a home. Without signing a buyer agreement with a Realtor, listing agents are not representing you. They represent the seller. So even if you identify homes that you like and call listing agents directly to view them, you are at a disadvantage because information that you disclose to those agents can and will be used against you. The smallest piece of information revealed on your side can leave you at a disadvantage when it comes to making offers and negotiating on the final purchase price. The bottom line is that those listing agents have listing agreements with the owners and therefore owe their sellers fiduciary responsibilities. Those fiduciary duties include reasonable care, loyalty, confidentiality, full disclosure, obedience and duty to account. This means that in speaking to a listing agent directly without representation, if you say something like “We really want to pay $550,000 but we can go as high as $625,000”, that will most likely be used against you. Since the listing agent is not your representative, they do not owe you any fiduciary duties. In this case they do not need to keep that information confidential. So, when it comes time to make an offer and the offer you make is for $550,000, the agent is free to share the information that you disclosed to them. So most likely that offer will be countered because the listing agent will share that information you revealed to them with their actual client (the seller) and advise that they ask for more since you have already told them that you can and would be willing to pay more for that specific property. There is a reason why most listing agents would rather just show people around that call them directly about their listings. It is because they know that they are not being represented.

  2. Even before getting to the point of making an offer on the property you can also put yourself at a disadvantage by disclosing too much information about yourself and the reasons you are looking for a home. For example, if you are out viewing properties on your own without representation and say something like “we really need to move as soon as possible” or “we are just looking around for the right home but are not in a hurry at all. We want to make sure we find the right home” then you may be hurting your chances of getting it. Although two different comments, they can be equally damaging for you since they may bias the owner when they are considering your offer or multiple offers. If the owner is not ready to move right away, the former comment may scare them into thinking they are going to have to hurry up and get out of the house if they accept your offer. On the other hand, if the owners are looking for a quick sale and hoping to close as soon as possible, the latter comment may make them skeptical of your seriousness to buy. Without the representation of an agent it is possible to reveal all sorts of information that could put you at a disadvantage should you want to buy the house. It can be something as simple as giving your opinion on the house or a specific part of the house that the owner finds offensive.  At Davis Real Estate Group, we protect your information as well as your opinions and motivations and never share information with other parties unless directed by you, our customer.
